General Terms and Conditions (GTC)

Booking Conditions

All reservations are subject to availability and receipt of payment.


To confirm the booking, the guest must make the respective payment according to the conditions of the respective accommodation.

The prices for the booking, security deposit, cleaning fee, or other costs correspond to the amounts currently stated on the respective accommodation page.


For all accommodations, a security deposit must be provided to cover any potential damage to the property and/or common property. The deposit is held during personal check-in or reserved up to 48 hours before arrival in the case of online check-in. No amount will be charged; only a pre-authorization will be placed on the credit card, which will be released once the deposit authorization is canceled.


If no damage is found during the stay, the deposit will be refunded within up to 7 days after check-out.


In case of damage, the deposit will be retained until the amount of the damage has been settled.


If the deposit authorization is not possible, the booking wil

l be canceled. The guest must ensure that the credit card is valid and has sufficient funds. In case of problems, a notification will be sent by email or SMS with a deadline of 12 hours to make payment using an alternative payment method.


All prices include the legally applicable value-added tax.


Payment Methods

Payments for bookings can be made using American Express, Visa, or MasterCard credit cards.


Each accommodation may also have specific regulations that can be viewed on the respective accommodation page.


Pre Check-in

After booking, the guest will receive an email and/or SMS from CASA CASA PROPERTY SERVICES with the booking confirmation as well as important information about the accommodation and additional services (e.g., transfer, additional cleaning).


Guests are asked to complete an accommodation form, which is essential for preparing the stay.


The form requests, among other things, the arrival time, the exact number of guests (for bed linen and towels), as well as required information for foreign and border control authorities.


The number of persons stated in the form must correspond to the actual number of guests. Exceeding the declared number entitles CASA CASA PROPERTY SERVICES to terminate the stay without refund or compensation.


CASA CASA PROPERTY SERVICES assumes no responsibility for incomplete or incorrect information provided in the accommodation form.


Any manipulation or false information will invalidate the form and may result in the cancellation of the booking.


Cancellation Policy

After confirmation of the booking, the following fees apply in case of cancellation:


Up to 30 days before arrival: 50% of the total booking amount
Less than 30 days before arrival: 100% of the total booking amount


In the event of a double booking, the guest expressly agrees that CASA CASA PROPERTY SERVICES may transfer the reservation free of charge to an equivalent accommodation. No claim for compensation exists.


Conditions of Stay

The booking holder must be at least 18 years old and must be present throughout the entire stay. Minors under 18 years may only stay if accompanied by the booking holder.


The booking holder must provide a valid address, telephone number, and email address.


Pets of any kind are not allowed in the accommodations. In case of violation, CASA CASA PROPERTY SERVICES reserves the right to exclude guests without refund.


Smoking is prohibited in the accommodations.


According to the Schengen Agreement, foreign guests must be reported to the authorities upon arrival. All foreign guests must therefore provide complete information in the accommodation form.


Damage to the property or inventory must be reported to CASA CASA PROPERTY SERVICES immediately, even if it is considered normal wear and tear. Failure to report may result in liability for the guest.


Additional Services

CASA CASA PROPERTY SERVICES offers additional services upon request, such as private transfers, cleaning and laundry services, baby cots, or tickets to attractions. These services are subject to availability.


CASA CASA PROPERTY SERVICES assumes no liability for external service providers.


Check-in and Check-out

At check-in, identification documents of the booking holder and all foreign guests will be checked.


The accommodation is available on the day of arrival between 3:00 PM and 8:00 PM.


Late check-in between 8:00 PM and 10:00 PM is possible upon request and costs a flat fee of €30, payable upon arrival.


Check-out is by 10:00 AM. Guests must leave the accommodation on time and inform CASA CASA PROPERTY SERVICES of the desired departure time.


If no staff member is present for check-out, the keys may be left on the main table. Keys must not be left in the door.


If a guest refuses to leave the accommodation, CASA CASA PROPERTY SERVICES may enforce access, replace locks, and take further measures. The costs will be borne by the guest.


Changes to arrival or departure times must be confirmed. In the case of late departure without prior agreement, the amount of the deposit will be charged as a fee for an additional night.


Keys and Loss Fees

Upon arrival, one key will be provided in rooms and two keys in apartments.


Lost keys will be charged at €30 per key.


Emergency services cost €20 (9:00 AM–6:00 PM) or €30 (6:00 PM–9:00 AM).


The guest is fully responsible for locksmith costs.


Cleaning, Bed Linen, and Towels

The accommodation will be cleaned before arrival.


The basic service includes bed linen, towels, and some hygiene items.


Additional cleaning and linen changes are subject to extra charges.


Guests should leave the accommodation clean and tidy.


Waste must not be deposited inside the accommodation or directly in front of it but must be taken to the designated public containers.


Equipment and Use

Defective appliances or uncertainties regarding their use must be reported to the host immediately.


Changes to the accommodation or equipment are prohibited.


All furnishings belong to the owner and may not be removed.


Maintenance and Special Requests

Problems such as power outages, water leaks, or defective appliances must be reported immediately. Repairs may take up to 72 hours or longer if external service providers are required.


CASA CASA PROPERTY SERVICES reserves the right to enter the accommodation at any time for inspections, repairs, or in emergencies.


Extra beds and baby cots are limited and only available upon prior request.


Noise, Illegal Activities, Safety

Quiet hours apply from 10:00 PM to 8:00 AM. Guests must be considerate and avoid noise.


Illegal or immoral activities are prohibited.


The booking holder is responsible for the behavior of all guests and agrees not to tolerate any illegal actions.


The privacy of the owner must be respected. No publication of addresses or owner data is permitted.


Guests are responsible for their own safety and must follow instructions from CASA CASA PROPERTY SERVICES.


In the event of health or safety risks, CASA CASA PROPERTY SERVICES must be informed immediately.


When leaving the accommodation, gas appliances must be turned off, windows closed, and lights as well as air conditioning or heating switched off.


Liability

CASA CASA PROPERTY SERVICES is only liable for services related to the accommodation during the stay.


No liability is accepted for environmental noise, construction work, neighbors, or other external disturbances.


Images and descriptions of the accommodation are non-binding. Minor deviations may occur.


CASA CASA PROPERTY SERVICES assumes no liability for damage, theft, accidents, fire, supply interruptions (gas, water, electricity, internet), or misconduct of third parties.


All criminal acts must be reported immediately to CASA CASA PROPERTY SERVICES as well as to the relevant authorities.


No liability is assumed for delays, errors, or disputes with external service providers or third parties.


In case of violations of the GTC or misconduct, CASA CASA PROPERTY SERVICES may terminate the stay without refund.


Legal Provisions and Force Majeure

This contract applies between guests and CASA CASA PROPERTY SERVICES and entitles guests to use the accommodation during the agreed period.


Guests are not tenants in the legal sense and do not possess ownership of the accommodation.


In the event of unforeseen circumstances (e.g., water damage), CASA CASA PROPERTY SERVICES assumes no liability but will attempt to provide an alternative accommodation of the same category.


If the guest refuses the replacement accommodation, the paid amount will be refunded minus the days already used. No further claims exist.


CASA CASA PROPERTY SERVICES assumes no liability for theft of personal belongings.


Changes and Applicable Law

CASA CASA PROPERTY SERVICES reserves the right to update the GTC at any time. It is the guest’s responsibility to inform themselves about any changes before booking.


Use of the services implies acceptance of the GTC.


Portuguese law applies.


Place of jurisdiction is the registered office of CASA CASA PROPERTY SERVICES.
